A new landmark hotel to be called The Langlands, is underway by the Invercargill Licensing Trust and it will anchor and revitalise the city.
The complexity and scale of the project saw ILT enlist The Building Intelligence Group as project managers to bring independent leadership to this flagship project. The project team making it happen includes Leighs Construction and Warren and Mahoney. Thanks to Leighs for the bird’s eye view photos of the build taking place.
The 3,000m2 site on the corner of Dee and Don Streets is an optimal CBD location and construction commenced in October 2019. Stage one of the seven storey development will contain 80 guest rooms, function / conference facilities, rooftop function space with terracing, carparking and eateries and bars. Invercargill is excited about its arrival.

Scenic Hotel Group, together with joint venture partner, Lindsay Clarke, have embarked on a multi-million dollar makeover for Scenic Hotel Dunedin City that will see several significant enhancements both to the building and guest offering.
The centrally located hotel is a mainstay for guests to the region and the new project will reflect the hotel’s position in a city renowned for its arts and culture. Scenic Hotel Group Property Development Manager, Richard Hayman says, “Behind a refreshed and more upbeat design will be some key changes to enhance the guest experience. At the forefront of this will the delivery of a fully air-conditioned hotel along with fully refurbished guest bathrooms and IT/connectivity upgrades.”

The design concepts will reflect a more modern and eclectic style of hotel room and public spaces that aligns itself more closely with the creative flair of the city.

The February 2011 earthquake closed the Ibis and Novotel Hotels located in the Red Zone. The Building Intelligence Group was engaged to manage the seismic remediation of the two hotels concurrently.
Delivering projects in the Red Zone was highly demanding and presented a range of unique project risks, consenting and access strategies and sequencing of works to find the best solutions to lead a scope of works that was unchartered territory in New Zealand.
It really brought home to me the absolute advantage of using a project management company that is independent.

Rydges Hotel
The Rydges Hotel (formerly Holiday Inn), at 235 rooms and 25 apartments, was Wellington’s largest new hotel build in 2007 and the first new hotel to be built in the city in 12 years at the time.
The Building Intelligence Group was engaged to manage the fitout of the hotel rooms and apartments, car parking, front-of-house reception, restaurant, conference facilities, and kitchen areas. Unique to this project was the decision to use prefabricated bathrooms shipped from the South Island. This proved a key factor in meeting very tight time constraints without compromising quality.
The hotel was recognised with a New Zealand Property Council Award and a New Zealand Institute of Architects Award.
