Rungapiko housing development
Rungapiko Housing Development is a culturally significant residential housing project delivered for Te Kotahitanga o Te Atiawa in central New Plymouth.
Named after the historic Rungapiko pā, an elevated ridge with views inland and to the sea, the development reflects a strong connection to place, identity and belonging. The project provides high-quality, affordable housing that supports whānau wellbeing while honouring the cultural narratives of Te Atiawa.
The development comprises 18 apartment homes across three levels, including six dedicated kaumātua units. Located near Puke Ariki, Ngāmotu House and Kāwaroa, it offers residents convenient access to local services, green spaces and community amenities.
Designed to support safe, warm and accessible living, the homes prioritise the needs of residents while shared outdoor spaces and planting encourage connection and wellbeing. Cultural storytelling is reflected throughout the development through landscaping, feature panels and design elements that reference wai, moana, native flora and historical settlement patterns.
TBIG was engaged as project delivery partner from contractor procurement through to construction completion. Working under an NZS3910 contract, we led procurement, tendering and construction management in close collaboration with Te Kotahitanga o Te Atiawa, helping bring their vision for Rungapiko to life.
Te Kotahitanga o Te Atiawa selected TBIG to project manage our Rungapiko housing development following a competitive tender process. We were impressed by the strength of their local team and the ability to deliver a complex project in a short timeframe. We have enjoyed collaborating with Hilary and the TBIG team to bring our vision to life.
