GREERTON AMBULATORY CARE FACILITY
Te Whatu Ora staff have moved into the stage 1 single-level space of the new Ambulatory Care Facility in Greerton. This location is central to Tauranga, close to a number of other medical facilities and the Tauranga Hospital.
TBIG provided Project Management services for the Greerton Ambulatory Care Facility fitout works over 519m2. Our team successfully co-ordinated the engineering and architectural disciplines from concept to final design, lodged and managed the Building Consent process, were involved in the main contractor procurement process, managed the main contractors tenant fitout work and some landlord investment in the property.
The name of the facility is Te Pa Harakeke. Harakeke recognises flax and the flaxbush, symbolic of a growing family unit which binds together, weaving, bring strength and binding people together, bringing together many different clinical services which will be delivered from the facility. This narrative has been represented throughout the fitout with the selection of colours, autex design and artwork.
TBIG’s project administration and attention to detail was instrumental in delivering a well-coordinated, efficient and cost effective project that was on time and on budget.

ORMISTON MEDICAL CENTRE
The Ormiston Medical Centre is an integrated health centre providing a range of high quality primary medical services including general practice, ophthalmology, dental, radiology, pharmacy and physio.
The Building Intelligence Group was engaged by Todd Property Group to provide full project management services, from concept initiation to completion of tenant fitout works that were integrated with the basebuild of a 3,000m2 3-level medical centre and carpark on the greenfield block at Ormiston Town Centre. A key factor of our team’s engagement was our experience in local market conditions and best practice main contractor procurement with the benefits of a Negotiated Contract with Early Contractor Involvement.
The Ormiston Medical Centre opened in May 2021. The project team’s robust design management methodology allowed joint design coordination that involved input from the on-site construction team. This proved very effective during the construction. There were elements of lateral thinking that were vital, ensuring that the project was completed to the degree of excellence required.
TBIG’s comprehensive understanding and ability to proactively integrate different phases of the project life cycle with project scope, its unique risks and challenges to provide client focused and project orientated solutions was a significant contributing factor towards the success of the project.

Manuka street hospital
Exceptional care and hospitality are key patient experience objectives at Manuka Street Hospital in Nelson. Manuka Street Hospital is a Joint Venture partnership between Manuka Street Charitable Trust and Southern Cross Healthcare Limited and it is this combination of expertise, local knowledge and innovation along with skilled surgeons working in modern state-of-the-art theatres that ensures the people of this region are provided with a first-class surgical hospital experience.
With Stage 1 of a multi-stage redevelopment successfully completed in 2017, the hospital looked to the future and embarked on Stage 2 – a new central admissions, pre-op and post-op recovery, an additional operating theatre, refurbishment of an existing operating theatre, and a new commercial kitchen. All to be delivered while the hospital continued its day-to-day operations.
The Stage 2 redevelopment is complete. The hospital remained fully operational throughout the two and a half year build duration, meaning clear construction sequencing and thorough staging planning were critical. “Keeping the hospital operational while the heart of the facility was demolished and rebuilt took a team approach with a proactive and accommodating Client working alongside the consultant team of TBIG, Warren and Mahoney, Vector Structural Engineering, Powell Fenwick and local contractor Gibbons Naylor.” says TBIG’s Project Director Mel Briasco.
Construction was completed in stages, with the new Theatre 4 handed over in November and central admissions, recovery and Theatre 3 refurbishment completed over Christmas 2021/22.
Manuka Street Hospital is very pleased to be delivering clinical services from our new patient environments; the new Central Admissions, theatre and PACU support not only our patients but also our clinicians, allowing provision of high-quality surgery and recovery. We have been thoroughly supported through the construction process by both Mel and Tom, and we are delighted with the end result, which has provided much needed additional operational capacity.

It’s a technically complex building and innovation is everywhere, from its cutting-edge technology, linear accelerators, personalised patient care and holistic environmentally sustainable design considerations to its construction and project management methodology.
The Building Intelligence Group recommended the successful use of Building Information Modelling technologies and Integrated Project Delivery in the design and construction of the centre.
The Kathleen Kilgour Centre was awarded an Excellence Award in the NZ Property Council Awards.
